The Condominium Association
Society Hill may look like a nicely designed community of 440 townhouse and garden home condominiums on 75 acres in Lawrence Township, but it is much more.
Built in the mid 1980s, it was carefully laid out in terms of appearance and how it is operated. While you should consult your legal documents for more precise details, essentially the community consists of land, buildings and other improvements, with ownership established under New Jersey condominium laws.

As the owner of a residential unit, you are a member of the Society Hill at Lawrenceville Condominium Association. At the risk of oversimplification, each unit owner owns their own unit, plus an equal undivided share of the overall property, with one vote in selecting a Board of Trustees.
The condominium property is broadly described as having three elements:
- Common Elements. Areas which are the responsibility of the Association, such as all landscaping, sidewalks, roads, the outside of buildings and the recreational facilities.
- Limited Common Elements. Areas such as one parking space per unit, patios and balconies. Although these are common elements, they are limited to the unit's use, and are the responsibility of the owner to maintain, but remain the Association's responsibility when repairs are needed.
- Unit. The inside space of each unit from painted wall to painted wall. Unit owners are responsible for the maintenance of the interior of their unit.
Is it that simple? Things seldom are, but that's the essence. By their nature, condominiums provide safeguards for your property and enjoyment, balanced by restrictions that help protect everybody's best interests. Observance of standard requirements and attention to common elements helps keep this an attractive and friendly place to live!

Note: Sometimes you'll see us referred to in real estate listings as "Society Hill at Cold Soil," referring to our original entrance from Cold Soil Road (our other entrance is Gordon Ave., entering from Bergen St.). This is to distinguish us from another Society Hill near Route 1, with which we are not affiliated. |
